    Portuguese mortgage applications are document-heavy, and more so for non-residents. We tell you exactly what is needed, in what order, and deal with the bank when something is missing.

    We stay involved through valuation, final approval and the deed. You deal with the same person throughout.

What does your service cost?

Nothing. Our service is free to the client — we are paid by the lending institution the contract is signed with.

Can I get a mortgage as a non-resident?

Yes. Portuguese banks lend to non-residents routinely, typically at a lower loan-to-value than for residents, so expect to put down a larger deposit. You will need a Portuguese tax number (NIF) and a Portuguese bank account. We arrange both as part of the process.

How much can I borrow?

It depends on household income, existing credit commitments and the valuation. As a rule banks lend up to 90% of the lower of purchase price and valuation for residents, less for non-residents, and total repayments generally need to stay under about a third of net income.

Does my income being in sterling or euros matter?

It matters. Some banks are comfortable with foreign-currency income and others discount it or decline it outright. Knowing which is which before applying is a large part of what we do.

How long does it take?

From complete paperwork to approval is usually a few weeks, depending on the bank and the valuation. We give you a realistic estimate at the start and tell you if it changes.
